It has a usable area of approximately 980 sq m.
The land has a slight slope, with access from Via Bacuccola and a regular geometric shape, with a total area—based on inspection in the Land Registry (Catasto Terreni) of Castelvetro di Modena—of 1,781 sq m, resulting from the sum of parcel 395 of 1,711 sq m and parcel 405 of 70 sq m.
From the urban planning destination certificate issued by the Municipality of Castelvetro di Modena on 08/09/2025, File CDU 2025/67, the areas are classified by the current urban planning instrument (P.R.G.) as follows:
Urban Planning Designation
Sheet 23 parcels 395-405: within homogeneous territorial zones "B1" – built and/or buildable residential areas (art. 61-62 NTA).
Protection and Constraints
Sheet 23 parcels 395-405: within the protection zone of surface and groundwater bodies: recharge area of groundwater aquifers (art. 38 – Zone A of the NTA); within the area subject to restriction pursuant to Legislative Decree 42/2004 art. 136 paragraph 1 letters c and d – Assets subject to protection (art. 51 NTA).
Delimitation of Built-Up Areas
Pursuant to City Council resolutions no. 43 of 08/04/2019 and no. 53 of 04/07/2022, in accordance with the New Highway Code (Legislative Decree 285/1992 N.C.D.S.): the areas on sheet no. 23 parcels 395-405 are outside the built-up area perimeter.
Considering the current building index for residential zones "B1" (Uf sq m/sq m 0.55), a maximum theoretical usable area of approximately 980 sq m is obtained.

Please note that parcel 395 of sheet 23 is identified in the Building Registry (Catasto Fabbricati) of Castelvetro di Modena with the incorrect area of 1,783 sq m; in reality, as shown by the historical search in the Land Registry (Catasto Terreni) of Castelvetro di Modena, said parcel has a smaller area, namely 1,711 sq m. In fact, with subdivision deed no. 131269 of 22/09/2015, cadastral map parcel 395 of 1,783 sq m was subdivided into parcels 395 of 1,711 sq m and 493 of 72 sq m, with the obligation to transfer said parcel 493 of sheet 23 to the Municipality of Castelvetro di Modena, as provided for and indicated in the building agreement executed before Notary Franco Soli of Modena on 06/07/2017, Deed no. 46116/14061, registered in Modena on 10/07/2017 under no. 9995 and recorded there on 10/07/2017 under no. 11726 of the Specific Register.
Said parcel 493 of sheet 23 was not indicated because it is not present in the Building Registry, but it does exist in the Land Registry as an urban entity of 72 sq m, whereas parcel 395 of sheet 23 was indicated with the larger area of 1,783 sq m instead of the correct 1,711 sq m due to failure to update the Building Registry. Therefore, the cadastral description of the land in question must be updated and should correctly include in the Building Registry parcels 395 (urban area of 1,711 sq m), 405 (urban area of 70 sq m) and 493 (urban area of 72 sq m), the latter to be transferred to the Municipality of Castelvetro di Modena, as provided for and indicated in the above-mentioned agreement.
