Agricultural land in Catania, Viale Ulisse

The land is registered at Land Registry of City of Catania at sheet 11:
Parcel 168 - Class 2 - Surface area 4,978 sqm - R.D. € 0.77 - R.A. € 0.26

Land located near Viale Ulisse, has a strong difference in height.
Within the lot and the cadastral particle that identifies it, the level road, via Andrea D'Anfuso, which from via S. Caboto allows access to the upper part of the lot, has been built, in fact the road has divided the lot into two portions.
The land, according to the current PRG, falls partly in the public green area, partly in the roadway area and partly in the absolute restriction area. It should be noted that from a conversation with the technical office of the Municipality of Catania, it is clear that the constraints imposed have lapsed, which is why, although the indicated zoning still remains the basic assumption, it is believed that the land falls within the white zone, susceptible, at the request of the owner or the assignee to the Planning Office of the Municipality of Catania, of new zoning.
On the basis of what has been said, a building capacity of the land, considered as agricultural, is guaranteed, which certainly cannot be less than the minimum, i.e. 0.03 m3/m2. Any further building capacity, with a possible increase in the building index, must be verified with the competent office.
The restriction to the roadway has also lapsed, considering in any case that the internal road, via A. D'Anfuso, is already present in the aerial images of 1985 and therefore was not subject to expropriation recent by the Municipality; moreover, since the constraint has expired, the unspecified portion subject to absolute constraint - certainly as a marginal area near the road created for possible future enlargements of the same - is no longer to be considered as such but as agricultural land.
