It has a total cadastral area of 11,465.00 sqm.
The complex is located near the former Expo area of Milan along Via Monte Bisbino, which connects Via Aquileia to Via Monte Spluga, situated in the southwest area of the town. It is a wide two-way street that crosses the industrial area of Baranzate. It is positioned a few hundred meters from the motorway exit of the A52 North Ring Road, and very close to the entrances for the A9 Lakes motorway and the A4 Turin-Trieste, therefore, in a strategic area for the marketing of products and the delivery of materials for transformation production processes.
A productive type property that includes warehouses for production, canopies, porches, and technical volumes on the ground floor; offices and laboratories on the first floor; caretaker's residence on the second floor, in addition to porches, canopies, and uncovered areas both green and paved. Access is from the public road via a pedestrian gate and a metal driveway gate leading to a large courtyard.
The first building accessible once entering the area is the office building divided as follows: on the ground floor there is the cafeteria for employees and workers, the infirmary, changing rooms with restrooms, archives, services, and technical rooms; on the first floor there are offices and some small laboratories, as well as restrooms and changing rooms for laboratory employees; on the second floor is the caretaker's apartment, equipped with a large terrace.
Subsequently, there is a warehouse used for laboratories and small storage rooms, with a net internal height under the beam varying between about 5 m and 8 m housing a large laboratory, two smaller laboratories, a storage room, and a mezzanine storage area accessible by an internal iron staircase. After the door at the back, there is also the room where the boiler for the activity was installed at the time and a canopy, with a lower floor, that housed the distilled water tanks: these last rooms are accessible only from the outside. Also only from the outside is a small storage area located to the right of the warehouse.
Then there is a second warehouse divided into two spaces, a closed storage room with a net height under the beam of about 5 m and a rear open but covered storage area, beneath which is a water tank used at the time for the production cycle. The slab above this tank is, however, accessible by vehicles. This last storage area is reachable by heavy vehicles by passing under a covered canopy next to the warehouse. Between the warehouse and the laboratories, there is an external passage covered by a canopy.
The last building included in the industrial complex is a warehouse consisting of two adjacent factory bodies forming two large rectangular storage areas with a net height under the beam of about 5.50 m, plus a small detached external storage area with a reduced height. Inside one of the two warehouses, there are restrooms and two small office rooms above which a mezzanine has been created accessible from the warehouse by an iron staircase. These warehouses are also surrounded on all sides by the property courtyard that allows vehicles to move freely around them.
The complex is subject to an environmental constraint due to the proximity of the Nirone stream within the protection zone of 150 m, given that the pre-existing activity falls within the unhealthy activities referred to in DM 5/9/1994, an environmental investigation of the subsoil is mandatory to be agreed with ARPA, with subsequent remediation in case the investigation reveals the presence of harmful substances in the subsoil.
