The building land for auction is located about 30 km from Padua, heading south and about 10 km from Abano Terme. It is a location in a hilly and thermal area, with about 4,000 inhabitants, within the Euganean Hills Regional Park. The land is situated in a semi-peripheral position of the locality, in a residential expansion area, characterized by two-story houses for residents.
It has a total area of 4,611 sqm.

The General Regulatory Plan (PRG), adopted by the Municipal Council Resolution No. 32 of June 7, 2004, and updated by the Municipal Council Resolution No. 61 of December 15, 2004, includes the area in question within zone C2.
This undeveloped area, intended for new residential settlement complexes, allows the following uses:
- Shops or stores for neighborhood businesses with a sales area of up to 150 sqm;
- Medium-sized commercial activities with a sales area not exceeding 1,000 sqm, applying the minimum standards set by regional regulations;
- Professional offices, public or private administrative activities; Warehouses and commercial deposits;
- Craft laboratories whose facilities do not produce annoying noises or odors, which are not the site of activities classified as unhealthy of I and II class, up to a maximum of 250 sqm of usable area, and which are harmoniously integrated into the environmental context and in compliance with the provisions of the higher planning;
- Public or private garages, service stations, limited to what is provided by the specific municipal plan, provided that suitable access is guaranteed;
- Hotels, restaurants, trattorias, guesthouses, bars, cafes, tourist services, and agritourism; Cinema, theaters, and other places of entertainment;
In the context of residential building interventions, the type of small housing must be limited to a maximum of 30% of the total volumetric entity represented by each intervention.

New construction interventions are only allowed upon approval of an urban planning instrument (Detailed Plan or Subdivision Plan) according to the methods provided by the Technical Implementation Regulations (NTA). The buildable quantities must not be less than 75% of the maximum allowed. Adequate spaces for public green standards and parking must be provided, in the minimum quantities required by current state and regional regulations, in addition to those prescribed in the NTA and reported in the planning maps.

Urban planning agreement signed on February 25, 2009, No. 3191 Series 1T by Notary Gabriele Corciulo of Padua, Register No. 60488 – Collection No. 18390.

The area has been fully urbanized, but the works provided for by the aforementioned agreement have never started.
