Real estate complex accessible by deviating from the provincial road of "Pantano" on a stretch of about 6 km of the municipal road of "Bruna" and then deviating, at the intersection present at the beginning of the small village, to the right on a short stretch of Strada Castiglione Ugolino, about 7 km from the "Pierantonio" exit of the E45 Orte-Ravenna.
It has a total area of about 3,340 sqm.
Through a driveway and pedestrian entrance - both with a manually operated iron gate supported by masonry columns - you access directly to the garden located at ground floor level. The property consists of a plot of land partially fenced with old fencing, trapezoidal shape, on two levels of which the upper (road level) with the entrance to the villa and the garden and the lower (Rio level) sports area equipped (tennis/soccer field and accessory rooms), all represented as follows:

The real estate complex presents some discrepancies compared to the deposited cadastral documentation, urban and cadastral discrepancies to be considered rectifiable, moreover the gazebo in the upper garden is neither authorized nor registered (to be rectified urbanistically and therefore to be registered), while the changing rooms serving the sports field downhill are registered but not authorized (to be rectified urbanistically).
It is also noted that the property is currently inhabited and in the availability of the bankrupt.
