Trattasi di complesso produttivo, a destinazione artigianale commerciale costituto da fabbricati realizzati come successivi ampliamenti dell’edificio storico del 1700 finalizzati alla originaria attività di filatura, sito nel Comune di Caselle (TO) con accessi da via della Zecca e da Strada Provinciale SP2, nell’ambito del comparto artigianale commerciale esistente. La porzione di nostro interesse è costituita da capannone con area antistante coperta(portico) di pertinenza e serviti da aree di manovra comuni pavimentati con ghiaietto. L’attuale consistenza del bene, come detto, è il risultato di frazionamenti di più ampia superficie eseguiti negli anni con dismissione delle singole porzioni. L’accesso principale, sia carraio che pedonale, avviene da via della Zecca 1 attraverso cancello scorrevole in ferro che immette su area di manovra comune che porta agli spazi scoperti di pertinenza delle singole porzioni. Il cespite in oggetto originariamente era costituito da un open space poi suddiviso senza autorizza- zione in più locali con pareti in cartongesso con la formazione anche di servizi igienici. Si rende necessaria la presentazione di una pratica edilizia. L’ altezza interna è di circa m. 8,00 e quella della zona porticata/magazzino è di mt 3,60. La zona portico ha una servitù di fatto a favore dell’asilo nido attiguo dove vi è collocata una via di fuga ed un piccolo locale caldaia. Si precisa che la copertura del capannone è in eternit incapsulato. Dovrà essere monitorato il suo stato o valutare la rimozione. Het geveilde pand is gelegen in de perifere zone van de gemeente Caselle Torinese, in de onmiddellijke nabijheid van de luchthaven.
Het betreft een productiecomplex met ambachtelijk-commerciële bestemming, bestaande uit gebouwen die als opeenvolgende uitbreidingen zijn gerealiseerd van het historische gebouw uit de jaren 1700, bestemd voor de oorspronkelijke spinnerijactiviteit, gelegen in de gemeente Caselle (TO) met toegangen vanaf via della Zecca en vanaf Provinciale Weg SP2, binnen het bestaande ambachtelijk-commerciële gebied.
Het deel dat voor ons van belang is, bestaat uit een loods met een overdekte voorruimte (portiek) behorend bij het pand, en bediend door gemeenschappelijke manoeuvreerruimten die verhard zijn met grind. De huidige omvang van het goed is, zoals gezegd, het resultaat van opsplitsingen van een grotere oppervlakte die door de jaren heen zijn uitgevoerd met afstoting van de afzonderlijke delen. De hoofdingang, zowel voor voertuigen als voor voetgangers, bevindt zich aan via della Zecca 1 via een schuifpoort in ijzer die uitkomt op een gemeenschappelijke manoeuvreerruimte die leidt naar de onoverdekte ruimten die bij de afzonderlijke delen horen.
Het betreffende onroerend goed bestond oorspronkelijk uit een open space, daarna zonder vergunning opgedeeld in meerdere lokalen met gipskartonwanden, waarbij ook sanitaire voorzieningen zijn aangelegd. Het indienen van een bouwkundige/vergunningsaanvraag is noodzakelijk.
De interne hoogte bedraagt circa 8,00 m en die van de portiek-/magazijnzone bedraagt 3,60 m.
De portiekzone heeft een feitelijke erfdienstbaarheid ten gunste van de aangrenzende kinderopvang, waar een vluchtweg en een kleine stookruimte zijn gesitueerd.
Er wordt benadrukt dat de dakbedekking van de loods uit ingekapseld eterniet bestaat. De toestand ervan dient te worden gemonitord of verwijdering moet worden overwogen.
