The building land at auction is located in a semi-peripheral area west of the historic center of the municipality, which is 2km away; in a new expansion area primarily intended for residential use, equipped nearby with services such as the new Hospital of Legnano, shopping centers and shops, public and private offices. The area is well connected to neighboring municipalities thanks to surface public transport and the FNM railway network (Northern Milan railways). The area is located 6.2 km from the Autostrada dei Laghi, 20 km from Malpensa International Airport, and 15 km from the new exhibition center of Rho-Pero.
The area is subject to an Implementation Plan and is part of an intervention that involves multiple parties; nevertheless, the implementing parties are recognized the possibility to build in lots, subject to the realization of the Urbanization Works.
The building land at auction corresponds to Lot no. 5 of 4,725 sqm. Additional parcels indicated in the appraisal related to the urbanization works of which the company in the procedure is the owner for the share of 27,760/100,000 are included in the sale.
The Territorial Government Plan (PGT), approved on 25.10.2011 by resolution of the City Council no. 100 and in force since 18.01.2012, includes the area in question within the C areas for the completion of the consolidated fabric, subject to implementation planning.
The main intended use is residential. Compatible and complementary to this use are:
a) activities in the tertiary sector;
b) public service activities;
c) retail activities, under the conditions imposed within
the specific regulations;
d) functions related to the production of material goods and services.
The implementation of the interventions is subject to the approval of an implementation plan extended to the entire area outlined within the planning map, the indications for planning of which are contained in the specific
regulatory appendix.
On 21.09.2020, the agreement previously signed with the Municipality of Legnano expired. Nevertheless, the vocation towards residential building remains.
It should be noted that the entire sector involves another 6 developers.
