THE COMPANY. Resuniver, S.L., a limited liability company incorporated on 22 December 2010 and registered in the Mercantile Registry of Almería, with registered office in the city of Almería. Active real estate holding company, with share capital of €430,500 presumably constituted through contribution of properties.
 

ASSETS. According to the registry location (July 2026), 3 properties owned in full title: the property “San José-Aljibe de los Muertos” (€195,000 on the balance sheet) and plots 6-B (€27,000) and 12-B (€205,500) in sector SUP-CGA-01, all in Níjar, in the area of influence of the Cabo de Gata Natural Park. Tangible fixed assets with a net book value of €427,500, with no depreciation.
 

FINANCIAL SITUATION. Share capital of €430,500 divided into 870 units. Net equity at year-end 2024: €420,900.98. No bank debt or relevant liabilities.
 

CAPITAL STRUCTURE. Capital split among five companies: an engineering and architecture firm (33.10%), NAF Librerías, S.L. (18.00%), a limited liability company outside the group (18.00%), a public limited company (15.10%) and Vallealcora, S.L. (15.10%). The remaining 0.70% corresponds to smaller units, including the two in this lot.
