Onroerend goed bestaande uit 8 industriële loodsen, met bijbehorende ruimte, al bestemd voor de verwerking van plantaardige producten (granen en oliehoudende zaden), omgevormd tot afgeleiden voor diervoeding (voeders), naast de extractie van olie voor voedings- en diervoeding uit oliehoudende zaden.

Het complex bestaat uit:
- voederfabriek en verpakking van 187,00 m²
- drie magazijnen bestemd voor opslag 781,00 m²
- magazijn 193,00 m²
- ruimte bestemd voor de extractie van olie 218,00 m²
- loods bestemd voor opslag van bulkgoederen 565,00 m²
- werkplaats 66,00 m²
- kantoren 70,00 m²
- oppervlakte bestemd voor buitenplaats 9.330,00 m²

De buitenplaats, zonder asfaltbedekking, wordt gebruikt voor de beweging van transportmiddelen voor het laden en lossen van goederen.
Op het gebied dat de buitenplaats vormt, bestaat er een recht van doorgang ten gunste van het gebouw dat is geregistreerd met perceel 46 van blad 54 van Amelia. Dit recht wordt al meer dan twintig jaar vreedzaam uitgeoefend zonder dat het in de loop der tijd is geregulariseerd of geregistreerd.
Er zijn afwijkingen aanwezig.
De koper is verplicht om de genoemde afwijkingen voor zijn rekening en risico te verwijderen vóór de ondertekening van de overdrachtsovereenkomst, zoals verder gespecificeerd in de Verkoopmededeling.
