Compliance Notes:
The following irregularities were found: The development plan approved on 09/13/2002 was followed by the stipulation of the agreement on 09/26/2002, deed transcribed on 08/28/2002. The related urbanization works were tested by Eng. Benedetti (for the secondary urbanizations of the 1st and 2nd excerpt) and by the arch. Bergonzi for the remaining primary and secondary urbanization works of the 1st, 2nd, 3rd phase. From the test of the arch. Estimated completion and maintenance costs: € 6,000.00
Notes: It should be noted that the 2002 agreement provided for in art. 4 and 9 that the future purchasers of the properties should take over all the obligations undertaken and not fulfilled at the time of the sale date. It should also be noted that the variant to the development plan, approved on 01/10/2012, was not followed by any stipulation of a new agreement. Therefore the variant to the P.L. it is to be considered as a suspended practice and awaiting the political-administrative decisions that will be approved in this regard by the City Council. As can be obtained from the response of the Municipality of San Gemini of 05/05/23.

For the above, urban planning compliance is NOT declared; notes: The lack of complete testing of the primary and secondary urbanization works, together with the suspension of the variant to the Allotment Plan, do not allow the declaration of urban planning compliance.

It should be noted that said parcel of land no. 786 was included in the Building Convention stipulated between the Municipality of San Gemini and the bankrupt company on 09/26/2002 as a portion of parcel 509, but which was subsequently divided into parts. 709 with division of 08/22/2003.
