For sale a building area in municipality of Venice , Marghera, via A. Crutto civ. 4 and Via Fratelli Bandiera civ. 83.
The complex concerns of two main areas; the first area, rectangular in shape, is bounded to the north by Via Ghega, on the east by Via dell'Elettricità, to the south by VIa Cruto and west from Via Fratelli Bandiera.
Such land is completely clear of buildings and currently uncultivated.
The second area, triangular in shape, is located south of the first one mentioned and is bordered to the north by Via Cruto, west from Via Fratelli Bandiera / S.S. Romea and on the southeast by the industrial railroad.
The main part of this area, with entrance from via Cruto, consists of a former automobile depot of public transport (ACTV) with a large yard and a shelter shed with head used for offices. Throughout the area, the
buildings are disused and abandoned.
The south portion of the area, with triangular shape and access from Via Fratelli Bandiera, is constituted by an open space and by some buildings currently in disuse.
In a small lot , close to Via Fratelli Bandiera, stands the church of Rana, small religious building subject to constraint by the Superintendence for Environmental and Architectural Heritage of Venice.

URBAN DESCRIPTION
The entire area in which is included the building complex is regulated by the Variante to P.R.G. Porto Marghera, approved by resolution G.R.V. n. 350 of 09/02/1999. In the Variante the area is classified as D2.b-11 as a commercial area,
Directional, accommodation and artisanal.
In particular, the area is subject to the recovery plan of public initiative called "POS area", according to the City Council resolution no. 94 28/06/1999. The ownership has already prepared the Recovery Plan
which currently involves the following predictions:
Church of Rana: restoration subject to the approval of the Superintendent BB.AA.
- Lot 1: hotel and conference center on an area of 5,800 sq.m.
- Lot 2: commercial / industrial area of 40,026 sq.m.
- Lot 3: Directional / artisanal on an area of 11,000 sq.m.
- Lot 4: Directional / artisanal on an area of 11,000 sq.m.
- Lot 5: Directional / artisanal on an area of 8,700 sq.m.
Standard: public parkings, primary green and squares for 43,810 square meters, 26,286 square meters for private car parkings. All mentioned for a development of gross floor area equal to 87,620 square meters.
LOCATION
The complex in question is placed in the transition zone between the residential area of Marghera and the industrial/port area of Porto Marghera. Via Fratelli Bandiera constitutes the main road axis of Marghera and on it rests the whole viability of the residential and the port and industrial district.
