The parcels in question form an elongated plot of land that descends to the valley floor with an average gradient of about 10%.
Access to the land can be had directly from the road.
It is currently cultivated with arable land.

The land falls almost entirely within the Protection Area P1 within the Plan of the Monte Conero Park of the PRG.
Specifically, it falls within the P1/3 Versanti zone, P1/2 zone.
According to indications from the PRG, parcel 298 is affected by the future passage of a road.
The land in question would be suitable for the installation of photovoltaic systems up to a power of 20 kWp, as per the tables of the PRG.
