These are various artefacts connected and in adherence to each other and representing a large warehouse, a shed, small ancillary rooms and a shed partly not renovated and partly built but not completed.
In particular:
• warehouse (sub. 1) made with a steel structure and concrete slab floor. Internally it is infilled with a mixed structure in brick, plasterboard and sandwich panels, equipped with skylights on the roof, large opening and windows with metal frames to allow access to a small courtyard and to the rear shed;
• shed with steel structure and concrete slab floor, inside there is a small room divided into a bathroom and an anteroom serving the craft activity;
• small ancillary technical rooms, currently in disuse, in the past used as a warehouse, warehouse and workshop;
• portion of the shed, marginally affected by a fire which took place in July 2007, has not been rebuilt after this event. With a rectangular plan with an internal useful height of approximately 4.25 m under the beam and 7.95 m at the center of the arch. It has no internal finishes, with reinforced concrete and exposed brick structures, except for the flooring, in concrete with an industrial-type finish;
• portion of shed which following the fire was demolished and subsequently rebuilt but not completed. This portion has a regular, trapezoidal plan, with a useful internal height of approximately 7.3m under the beam.

Please note that the court surveyed with parcel 111 bears a pedestrian and vehicular easement in favor of parcels to the Building Cadastre No. 1364, 1219, 1337, 1338 and 1220 and to the Land Cadastre with parcels 1232, 1217, 1214 and 440.

Nello specifico: • magazzino (sub. 1) realizzato con struttura in acciaio e pavimento in lastre di cemento. Internamente si presenta tamponato con struttura mista in laterizi, cartongesso e pannelli sandwich, provvisto di lucernai sul tetto, ampia apertura e finestrature con telai metallici per consentire l’accesso a piccola corte ed alla tettoia retrostante; • tettoia con struttura in acciaio e pavimento in lastre di cemento, al suo interno è presente un piccolo locale suddiviso in bagno ed antibagno a servizio dell’attività artigianale; • piccoli locali tecnici accessori, attualmente in disuso, in passato utilizzati come magazzino, deposito ed officina; • porzione di capannone, interessata marginalmente da un incendio avvenuto nel luglio 2007, non risulta ricostruita dopo tale evento. A pianta rettangolare con altezza utile interna pari a circa 4,25 m sotto trave e h 7,95 al centro dell’arco. Si presenta priva di finiture interne, con cemento armato e strutture in laterizio a vista, fatta eccezione per la pavimentazione, in calcestruzzo con finitura tipo industriale; • porzione di capannone che a seguito dell’incendio è stata demolita e successivamente ricostruita ma non ultimata. Tale porzione si presenta con pianta regolare, trapezoidale, con altezza utile interna pari a circa 7,3m sotto trave. Si prega di notare che a carico della corte censita con la particella 111, grava una servitù di passaggio pedonale e carrabile a favore delle particelle al Catasto Fabbricati n° 1364, 1219, 1337, 1338 e 1220 e al Catasto Terreni con le particelle 1232, 1217, 1214 e 440.
