The bidder shall also pay an advance for tender costs and fees and transfer charges, to be borne entirely by the successful tenderer, in an amount equal to 5% of the offered price.
Deposit and advance for tender costs and fees and transfer charges will have to be paid in one of the following ways:

Participants who are not successful will be refunded the deposit paid and the sum paid as an advance payment for tender costs and fees and transfer charges, by bank transfer, within 20 working days of the auction deadline, without interest.
Participation Rules:Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.
Property Transfer
The transfer of ownership will take place with a notarial deed before a Notary chosen by the Liquidator only after full payment of the hammer price, expenses and Buyer's Premium (plus VAT).
Any mortgage registrations and prejudicial registrations weighing on the assets will be canceled pursuant to art. 5, Law no. 400/1975, upon presentation of a specific request by the Liquidator, following the completion of the sale and the payment of the relative price, with expenses borne by the buyer.
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days from the provisional awarding.
Buyer's Premium:
A percentage of 4,00% charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
VAT on Lot:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
The superficial right was established in the 90s with effect from July 28, 2004.
The superficial rights will be sold in the actual and legal state in which they are found, and participants in the auction must expressly declare to know and accept them, considering them suitable for the use they intend to make and with consequent exemption of the Procedure and the Mandatary from any liability for any defects or discrepancies, including, for example, those arising from the possible need to comply with current laws, even if hidden, unrecognizable or, in any case, not highlighted in the appraisal.
