Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding.
Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days from the provisional awarding.
Buyer's Premium:
A percentage of 4,00% charge + VAT will be added to the price of each awarded lot.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
All the parcels fall within a delineated development plan defined in the current P.R.G. with the code PL32 regulated pursuant to Articles 7 – 9 – 10 – 11 – 19 – 27 of the N.T.A.
The volumetric plan provides for the formation of 24 lots, of which two are for mixed commercial/residential use; the remaining lots are intended for the construction of single-family and two-family buildings and a row of terraced units. The total area from the topographic survey is equal to 21,530 sqm, slightly less than the cadastral area which amounts to 22,091 sqm.
The total area of the building lots is equal to 12,919 sqm with an overall building capacity of 3,183 sqm (slp).
The remaining uncovered areas are intended for green spaces and parking in quantities exceeding the standards (2,435 sqm compared to the 1,736 sqm provided for in the plan) and for public and private roadways.
