The present gathering is subject to a mandatory deposit of 10% of price offered, except for integration.
Deposit must be paid by means of non-transferable cashier's check payable to:

Participation Rules:Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.
Lots AvailabilityAny registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full at notarial deed.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Bemærkninger om overensstemmelse:
Der er konstateret følgende uregelmæssigheder: I den godkendte udstykningsplan af 13/09/2002, blev der indgået en aftale den 26/09/2002, dokumentet blev tinglyst den 28/08/2002. De relevante urbaniseringsarbejder blev godkendt af ing. Benedetti (for de sekundære urbaniseringer af I. og II. etape) og af ark. Bergonzi for de resterende primære og sekundære urbaniseringsarbejder af I., II., III. etape. Fra godkendelsen af ark. Bergonzi fremgår det, at et beløb på € 98.062,56 ikke er frigivet, beregnet på omkostningerne fra 2002 angivet i aftalen. I betragtning af at de udførte arbejder har kritiske problemer i brug (især kloakker), som kan bekræftes af svaret fra kommunen San Gemini den 05/05/23, forventes der omkostninger til regulering af urbaniseringsarbejderne og ekstraordinær vedligeholdelse på mindst € 6.000,00 for hver lejlighed, inklusive garage.
Omkostninger til afslutning og vedligeholdelse anslået: € 6.000,00
Bemærk: Det præciseres, at aftalen fra 2002 angav i art. 4 og 9, at de fremtidige købere af ejendommene skulle overtage alle forpligtelser, der var påtaget og ikke opfyldt på tidspunktet for overdragelsen. Det præciseres også, at der ikke er indgået nogen ny aftale i forbindelse med ændringen af udstykningsplanen, der blev godkendt den 01/10/2012. Derfor skal ændringen af P.L. betragtes som en suspenderet sag og afventer de politiske-administrative beslutninger, der vil blive truffet af byrådet. Som det kan udledes af svaret fra kommunen San Gemini den 05/05/23.
For ovenstående erklæres der IKKE overensstemmelse med byplanlægningen; bemærk: Manglen på fuld godkendelse af de primære og sekundære urbaniseringsarbejder, sammen med suspensionen af ændringen af udstykningsplanen, tillader ikke at erklære overensstemmelse med byplanlægningen.
