Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 60 days from the provisional awarding.
Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 60 days from the provisional awarding.
Buyer's Premium:
A percentage of 4,00% charge + VAT will be added to the price of each awarded lot.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Toutes les parcelles sont incluses dans un plan de lotissement délimité défini dans le P.R.G. en vigueur avec la mention PL32 réglementée conformément aux articles 7 – 9 – 10 – 11 – 19 – 27 des N.T.A.
Le plan volumétrique prévoit la formation de 24 lots dont deux à destination mixte commerciale/résidentielle; pour les autres, il est prévu la réalisation de bâtiments unifamiliaux et bifamiliaux ainsi qu'une rangée d'unités en bande. La superficie totale de la zone selon le relevé topographique est de 21.530 m², légèrement inférieure à celle cadastrale qui s'élève à 22.091 m².
La superficie totale des lots constructibles est de 12.919 m² ayant dans l'ensemble une capacité constructible de 3.183 m² (slp).
Les autres zones non bâties sont destinées à des espaces verts et des parkings en quantité supérieure aux normes (2.435 m² contre 1.736 prévus par le plan) et à la viabilité publique et privée.
