Participation Rules:

Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.

Lots Availability

The buyer will be responsible for notary fees, legal taxes and all expenses relating to the sale, whether fiscal or otherwise. Communication regarding the exact amount of the charges and their correct specification will be made by the Principal as soon as possible.


Payment deadline

Awarded lots must be paid in full in the notarial deed which will take place within 90 days from awarding.

Buyer's premium due has to be paid within 20 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full  within 90 days from awarding.


Buyer's Premium

A percentage of 2,50% charge + VAT will be added to the price of each awarded lot. 


VAT: 
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

Postoje urbanističke nepravilnosti.

Molimo da obratite pažnju na sledeće:
Realizovani projekat je deo Urbanističkog plana parcelacije pod nazivom "Le Quinte" Sektor C1 UMI 5/B. Građevinska dozvola (Prilog 5), ima sledeći naslov:
Izgradnja kompleksa Hotela Stambeno Poslovnog (C.E. 37/95), i Izgradnja kompleksa sa namenom Kuća Hotela Rezidencijalno Poslovnog (C.E. 77/2002). U vezi sa tim, namena je hotelska. Opština Montičelo Konte Oto, nakon konsultacije sa opštinskim tehničarem, ističe da imaju dokumentaciju o zahtevu za promenu namene u stambenu, ali je istekla zbog neplaćanja taksi. Ipak, moguće je izvršiti promenu namene u stambenu uz obavezu podnošenja stručnog mišljenja koje dokazuje da se ne prelaze zakonski limiti u vezi sa elektromagnetnim zagađenjem, u vezi sa vazdušnim elektrodutom u blizini nekretnine. Stoga je potrebno stručno mišljenje koje dokazuje poštovanje zakonskih granica, odobrenje od strane Terna SpA, uz naravno plaćanje komunalnih taksi, troškova izgradnje i administrativnih troškova.
