Deposit
The present gathering is subject to a mandatory deposit of 10% of price offered.
Deposit has to be paid in one of the following ways:

Participation Rules:
Participation in this sale is regulated by the conditions set out in the attached Sale Notice which the user is required to consult.
Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT on Lot:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
A área está incluída entre os bens paisagísticos referidos no artigo 134, letra b, do Decreto Legislativo 42/04, pois está incluída na lista do artigo 143, letra f) do Decreto Legislativo 42/04: "parques e reservas nacionais ou regionais. Bem como os territórios de proteção externa dos parques".
O perímetro da Reserva do Litoral Romano, estabelecida pelo Decreto Ministerial de 29.03.1996, inclui em seu interior a área, inserindo-a na zona tipo 2 (proteção menor).
A lei 58/63 "Carta de Obstáculos" nos arredores dos aeroportos estabeleceu, por meio de cartografia específica, uma limitação à construção de obstáculos e/ou alturas para novos edifícios. No caso em questão, a área está localizada dentro do cone de voo no eixo da pista n.2 com uma superfície inclinada de 1/50, que limita a altura construtiva de forma linear de um valor mínimo de 12 m a um valor máximo determinado com incrementos lineares na continuação do eixo da pista de um metro a cada cinquenta metros, portanto, partindo da fronteira sudoeste perpendicular à via Idra de 25 metros para chegar a cerca de 36 metros na fronteira oposta.
Com base na classificação acústica adotada pelo C.C del. n° 98 de 25.07.02, a área de intervenção está classificada como classe IV (Áreas de intensa atividade humana).
