Deposit
The present auction is subject to a deposit of

Lot availability
Any registrations relating to pre-emption rights, transcriptions of foreclosures and seizures and of any other constraint affecting the immovable property put up for sale, will be canceled at the disposal of the Delegated Judge with a request to be paid by the Principal once the sale has been made and the entire collection price has been collected. Any cancellation formalities will be completed on buyer's expenses as soon as possible.
Property transfer
The transfer of ownership will take place only after full payment of awarding price and expenses by means of a notarial deed. The notary appointed to sign the deed will be indicated by the Principal.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT on Lot:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
It is noted that there are cadastral differences.
During the course of the sales operations, the Mandator reserves the right to evaluate offers of an amount not less than 25% of the base price of this experiment.
These offers will be evaluated only at the end of this auction at the unquestionable judgment of the Procedure Bodies, and the best of these offers, i.e. the one with the highest offered price, can be used as a basis for a subsequent sales experiment.

In any case, the offers formulated according to the conditions described above will be subject to the application of the Buyer's Premium plus statutory VAT, as indicated for this auction, to be paid in favor of Gobid International Auction Group Srl.
