Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 30 days from the provisional awarding.
Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 30 days from the provisional awarding.
Buyer's Premium:
will be equal to:
3% + VAT for immovable goods
8% + VAT for movable goods
In the event of awarding at a higher value than base price, the different percentages of Buyer's Premium accounted of a proportional distribution between immovable goods and movable goods based on appraisal value.
Buyer's premium will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
VAT:
Value Added Tax at a rate 22,00% will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
El complejo se vende con los bienes y equipamientos presentes (lista de bienes adjunta), por lo tanto, el precio base se compone de EUR 952.000,00 como valor rebajado de los bienes inmuebles y EUR 80.126,73 como valor rebajado de los bienes muebles.
Se informa que el centro ecuestre está actualmente en gestión con un contrato de arrendamiento regular con vencimiento el 31/12/2022, no renovable tácitamente. Se aclara que el contrato incluirá una cláusula resolutoria expresa que permitirá su resolución inmediata en caso de venta y por lo tanto la entrega en el momento de la adjudicación + pago del precio. Plazo para la entrega 45 días a partir de la comunicación de la resolución. Plazo de entrega si la resolución se produce durante la temporada turística (1 de marzo-31 de octubre) 8 de noviembre de 2022.
