    Descrizione (IT)Il terreno risulta censito al Catasto Terreni del Comune di Lioni al Foglio 8: Particella 1132 - Classe 2 - R.D. € 15,47 - Superficie 3.995 mq L’area in oggetto ricade in zona PIP ed è regolata dai seguenti articoli del PRG: Art. 43 - Vincoli urbanistici nelle zone per gli insediamenti produttivi Nei nuovi insediamenti di carattere industriale o ad essi assimilabili compresi nelle zone “D” la superficie da destinare a spazi pubblici o ad attività collettive, a pag. n. 22/39 verde pubblico o a parcheggi (escluse le sedi viarie) non può essere inferiore al 10% dell’intera superficie destinata a tali insediamenti. Nei nuovi insediamenti di carattere commerciale e direzionale devono essere realizzati spazi per parcheggi, percorsi pedonali e verde pubblico secondo gli standards minimi di cui all’art. 5 del D.M.n° 1444/68 e all’art. 18 L. n° 765/67. L’indice di copertura, salvo quanto diversamente disciplinato dai Piani delle Aree di Sviluppo Industriale, dev’essere contenuto entro il rapporto di 1:2 della superficie fondiaria utilizzabile per l’impianto produttivo. Art. 44 (ex art. 39) - Piano insediamenti produttivi (P.I.P.) - “D.1” Sono incluse in queste zone le aree destinate alla localizzazione degli edifici destinati ad attività produttive, artigianali, medio-piccole industrie, commerciali e per tutti quegli impianti tecnologici atti alla produzione di beni. Il limite minimo del lotto per l’insediamento di attività commerciali è pari al lotto minimo definito dal planovolumetrico. L’altezza dei fabbricati di norma non potrà superare i ml. 10,50 salvo deroghe per gli impianti tecnologici, che potranno essere consentiti in ragione esclusiva della esibizione di certificazione relativa all’altezza della infrastruttura da impiantare. La distanza dalle strade dovrà essere non minore di ml. 10,00. Sono consentiti gli uffici amministrativi all’interno di ogni singola azienda. Gli interventi, sia nell’area P.I.P. individuata ai sensi della Legge 219/81, lett.b art. 28, che nella successiva area di espansione individuata ai sensi dell’art. 27 delle legge 865/71, dovranno comunque avvenire nel rispetto delle “Norme di attuazione” già approvate dal Consiglio Comunale e delle eventuali successive modifiche che terranno conto di quanto sopra.

The area falls within the PIP area and is governed by the following articles of the PRG:
Art. 43 - Urban planning restrictions in the areas for productive settlements
In the new industrial or similar settlements included in zones "D", the surface to be allocated to public spaces or collective activities, on p. n. 22/39 public green spaces or parking lots (excluding road sites) cannot be less than 10% of the entire area intended for such settlements. In the new commercial and office settlements, parking spaces, pedestrian paths and public parks must be created according to the minimum standards set out in art. 5 of Ministerial Decree No. 1444/68 and art. 18 L. n ° 765/67. The coverage index, unless otherwise regulated by the Industrial Development Area Plans, must be contained within the ratio of 1: 2 of the land area usable for the production plant.
Art. 44 (ex art. 39) - Production settlement plan (P.I.P.) - "D.1"
These areas include the areas intended for the location of buildings intended for production, artisanal, medium-small industries, commercial activities and for all those technological systems suitable for the production of goods. The minimum lot limit for the establishment of commercial activities is equal to the minimum lot defined by the planovolumetric. The height of the buildings will normally not exceed ml. 10.50 except for exceptions for technological systems, which may be allowed on an exclusive basis for showing the certification relating to the height of the infrastructure to be installed. The distance from the roads must be no less than ml. 10.00. Administrative offices are allowed within each individual company. The interventions, both in the P.I.P. identified pursuant to Law 219/81, letter b art. 28, which in the subsequent expansion area identified pursuant to art. 27 of law 865/71, must in any case take place in compliance with the "Implementation rules" already approved by the City Council and any subsequent amendments that will take into account the above.
